Lease terms:

Standard lease terms are from 6 to 12 months. Month to month or short terms rentals are available at a few select communities. Additionally, nine and three month (summer only) terms are available for students in the campus area.

Application fee:

This is a non-refundable fee which most properties charge to cover the cost of a credit check and verification of the application. The average fee is $50.

Security deposit:

This deposit is refundable, upon completion of the lease term, depending on the condition of the apartment. Security deposits range from $250 up to an amount equal to one month’s rent for campus area condos.


In general, Austin is very pet-friendly. Many communities will accept a pet under 20 pounds with a deposit of $250 and up. Larger pets are often harder to place, but not impossible.


Only a few communities include electricity in the monthly rent. Most pay for trash collection. If gas is available, it is usually paid by the management. Residents are responsible for phone, cable TV, and water (in most cases).

Furnished apartments:

Almost all furnished apartments are designed for students and are located in the UT campus area. If you need furniture, we can arrange a complete furniture package through Cort Furniture Rental. And as one of our clients, you will receive a special discount.


Apartment communities in Austin typically work on a 30 or 60 day notice basis. Ideally, you should contact us between 30 and 45 days before move-in. Student housing is the exception to this rule. We begin student pre-leasing for June or August occupancy on or about January 15th.

Rental Rates:

Rates vary widely and are affected by the age and location of the property. Additionally, amenities such as controlled access gates, alarm systems, washer/dryer connections, washer/dryer in unit, covered parking or garages will affect the rate.

99% of Austin apartments are capable of high speed Internet access. Your local phone or cable company can assist you with Internet services.
